Before you sign anything, know the number the government values your property at. It sets the stamp duty you pay, and it catches first-time buyers who only looked at the asking price.
Stamp duty and registration are charged on the higher of your actual price or the DLC value. Buy a flat for less than the DLC rate and you still pay duty as though you paid the DLC rate. So the DLC value is the real floor on your transaction cost, and it is worth knowing before you negotiate, not after.
DLC stands for District Level Committee, the body that fixes the official minimum value of land and property, area by area, across a district. You will also see it called the circle rate or reserve rate, the same thing under different names. Every property registration is valued at least at this rate, whatever the buyer and seller privately agree.
Rates are set separately for different uses of land (residential, commercial, agricultural and institutional), because a shop front and a farm plot on the same road are worth very different amounts. They are quoted per square metre or per square yard, and they vary street by street, not just colony by colony.

Even though you paid ₹47 lakh, stamp duty and registration are worked out on the ₹50 lakh DLC value. Multiply that by the current stamp-duty percentage (confirm it on the portal, it differs for women buyers) and add the registration fee to get your total government cost.
